Real estate developer and industrial services provider Clark Logic celebrated another milestone in the redevelopment of Hilltop Business Center on July 16 with a ribbon-cutting ceremony for Centria Autism‘s newly completed custom-designed facility at 211 Hilltop Road in St. Joseph, Michigan.
The event marks the latest phase in the revitalization of the 522,467-square-foot mixed-use industrial and office campus, formerly known as the Hilltop Business Center, which Clark Logic acquired in 2023. Since then, Clark Logic has invested extensively in modernizing the historic property through infrastructure upgrades. Capital improvements have included exterior renovations, upgrades to mechanical systems, fire suppression improvements, interior common-area renovations, and tenant-specific build-outs that continue to attract a diverse mix of businesses and community organizations.
Located on 27 acres, 211 Hilltop Road has played an important role in the region’s manufacturing and business history. Originally developed as a manufacturing campus for Heathkit and later occupied by Zenith Electronics, the facility most recently served as a Whirlpool customer service call center before being acquired by Clark Logic.
Today, the building is home to a diverse mix of industrial, healthcare, nonprofit, workforce development, and professional service organizations. The variety of tenants provides a stable, diversified business environment while supporting employment and services throughout Southwest Michigan.
“Centria’s expansion represents exactly the type of long-term partnership we envisioned when we acquired this property,” said Jamie Clark, president of Clark Logic. “Our goal has been to create flexible, modern spaces that allow businesses and organizations to grow while breathing new life into a property that has been an important part of this community for decades.”
Centria Autism relocated from a smaller suite within the building into a newly constructed, custom-designed 11,250-square-foot-space created specifically for its expanding operations.
The new center includes private therapy rooms, individual offices, flexible learning and treatment environments, collaborative staff space, and a welcoming reception area designed to enhance the experience for children and
families.
Centria Autism provides Applied Behavior Analysis (ABA) therapy for children with autism spectrum disorder.
The St. Joseph center serves families throughout Southwest Michigan with individualized, evidence-based
treatment programs focused on developing communication, social, behavioral, and daily living skills.
The Centria project is one of several tenant investments completed at Hilltop Business Center over the past year.
The Berrien Community Foundation recently relocated its headquarters to the property, further expanding the
campus’ mix of nonprofit and community organizations. Edgewater Automation also completed a 120,000-square-
foot expansion to support continued growth in its operations.
Clark Logic continues to invest in additional office opportunities within the building through the development of private offices and a new Executive Suites wing. Currently, more than a dozen private office suites are available for lease, ranging from 110 to 319 square feet, ideal for entrepreneurs, consultants, therapists, accountants, remote
professionals, startups, and other small businesses seeking flexible office space in St. Joseph.
The redevelopment effort extends beyond the existing building.
Clark Logic is evaluating plans for a separate market-rate residential development on the west side of the property
consisting of approximately 65 to 80 apartment units. The proposed project would be developed, financed, and
operated independently from Hilltop Business Center.
The company is also advancing plans for a stand-alone, approximately 3,100-square-foot coffee shop with a drive-thru on the east side of the campus. The building is planned as a build-to-suit project for a regional coffee operator and is intended to provide an additional amenity for tenants, visitors, and the surrounding community.
Clark Logic says the ongoing investments reflect a long-term strategy to reposition the former manufacturing campus
as a modern mixed-use business center that supports economic development, job creation, and business growth while preserving one of St. Joseph’s landmark commercial properties.
